  • A property that has been professionally furnished and styled, can sell up to three times faster than an empty one. It can also increase the offer value by 15%. By having a beautifully furnished property it will be easier to market and therefore attract more viewings. Homebuyers spend longer viewing a home that is furnished compared to one that is empty.   • We provide our services all over East Anglia including Cambridgeshire, Norfolk, Suffolk, Essex, as well as Hertfordshire, Lincolnshire, Bedfordshire, Northamptonshire and Buckinghamshire.

    (Usually within a 2 hour drive of our warehouse in Ely)

  • Just email over your scaled floor plans and we can send you a free estimate with a proposal of the furniture items to be included.

    We also offer pre-construction consultations where we can assist at an earlier stage with other design decisions. This can include choosing wall tiles and flooring finishes, providing feedback on kitchen or bathroom designs, checking electrical plans against furniture layouts and choosing a colour scheme throughout which will appeal to the widest audience.

  • We don’t currently have a shop. If a client or a buyer of a property would like to purchase any furniture from our rental services we can quote accordingly.

  • We believe if your development is large to medium size then it may take longer to sell, therefore purchasing the furniture would be more cost effective and practical for you.

    If you have a single property or a developer with only a small site then renting the furniture would be more economic and financially flexible.

 

Show Home Furniture - Rental

  • - interior design and spatial planning based on scaled floor plans supplied and a site visit

    - specify feature walls if required (painted or wallpaper - excludes materials and labour)

    - use of our existing stock items of high quality furniture and accessories

    - deliver all furniture to site using a professional removal team and lorry

    - on-site labour to unpack, assemble and position furniture

    - dress beds, style rooms with accessories and artwork

    - remove all packaging, basic clean through and make ready for photography and viewings

    - collect all furniture at the end of the contract and clean through

    - we do NOT include wardrobes due to the issues with moving, storing and reassembling them without damage. However, we can purchase and install freestanding wardrobes on your behalf.

  • Every property is different but as an example a ball park figure for fully furnishing and styling a 3 bedroom house, based on our minimum 3 month contract starts from £66 +VAT per day

    (This includes design, installation, staging, removal and rental)

  • The good news is that once the estimate is approved and contract signed, our rental staging service usually takes just 1 to 2 weeks to install (subject to current commitments). Depending on the size of the property we can style and have it ready for photography in 1 to 2 days.

  • Yes. If you would like to keep costs to a minimum then we can part stage the property. This can work well especially for larger properties where additional rooms can be easily visualised without furniture. For example in a six bedroom house you may not need to stage every bedroom.

    We usually dress the key rooms in the property which are the kitchen, dining, living area and principal bedroom.

  • As long as you require it, however we do have a 3 month minimum rental period for all projects.

    When the 3 month contract has ended it will roll on to a monthly basis. We require 2 weeks notice for when you would like the furniture removed.

    If you do need a shorter period then we can be flexible on specific projects.

  • Yes, if you decide you wish to purchase specific items or the complete contents of a showhome we can work out the cost for you to do so.

  • Once the furniture is in situ you will need to have arranged insurance through your own insurance company. This will need to cover accidental damage, theft, flood, fire and the usual areas covered by contents insurance. We take a photographic and written inventory for our records. Our team are fully insured against damage to your property should the unexpected happen during the installation.

  • Yes, if the show home sells we can move the contents to a different plot. We can adapt the furniture to fit a new layout or different size of property.

 

Show Home Furniture - Purchased

  • Depending on your specification, we would need around 4-6 weeks from receiving the signed contract and approval of visuals.

  • For our purchased bespoke show homes please contact us with a copy of your floor plan for an accurate price.

    As an example, a ball park figure for a 2 bedroom house/apartment -

    From £7,000 + VAT

    (This includes design, presenting visuals, purchasing products, assembling, delivery, installation and styling costs).

  • If you have a larger development and you know the show home will be active for a long period of time then purchasing the furniture can work out more financially viable.

    The contents you have purchased can be moved to another site within the same development. Or alternatively, you could sell the furnished property as an ‘instant home’ to your buyer, thus recouping the cost of the home staging.

    Renting the furniture is ideal for one off properties or small developments that only require a showhome for up to 6-7 months.

 

Furniture Packages

  • We have a collection of six pre-designed furniture packages ideal for any style of property and budget. Providing landlords, investors and developers with a fast and effective solution to furnishing properties. We design, deliver, install and stage ready for your tenants or guests to move straight in.

  • We provide furniture packages to a range of clients, mostly those who do not have the time or contacts to source functional and stylish furniture at a affordable price.

    Our furniture packages are purchased for serviced apartments, HMOs, refurbished and build to rent investments, holiday lets and airbnb rentals, student housing, companies relocating staff and emergency/temporary accommodation.

  • Unfortunately we do not rent out our furniture packages.

  • Once the furniture is delivered to the site our team will assemble and position in each room. We can also stage with accessories, at a further cost.

  • Yes, you can purchase a range of accessory packs including kitchen, bedroom and bathroom.

    We can also style the property with additional accessories including artwork, rugs, cushions and lamps to add those homely touches that your tenants and guests will appreciate.

  • Yes, we can create a bespoke package to include all of the items you require in a specific style. All we need is a floor plan and we can provide a free estimate.

 

Marketing Suites & View Homes

  • A marketing suite is a tool not only to entice customers to visit but to buy a beautiful home. It is a separate sales area that is designed to make buyers feel relaxed and move away from the traditional commercial office environment. Sample boards and display areas can be incorporated along with secure storage and refreshment areas.

    Suites can be tailored to your individual needs, with a space to select samples, a comfortable sales area and everything else your staff and customers need when making the decision to purchase one of your homes.

  • A view home is a fast and more economic alternative to a show home. It often sits alongside a showhome and is an unfurnished plot which can have window dressing and lighting installed. It gives potential buyers a better idea of the style of property they are buying but as a blank canvas.
